Scope of Services:
Mosaic reviewed scopes of work obtained by the association for curtainwall repairs, and conducted a bid analysis, provided technical consultation, and provided contract administration services for the association.

1) Reviewed building conditions and construction contractor scopes of work to identify needed repairs to address performance issues. Mosaic’s review ensured high-quality materials were used. Upon Mosaic’s review, the owner selected a contractor that addressed the right scope items, ultimately saving $30,000.
2) Conducted observations and construction monitoring to confirm quality, ensure warranty requirements, and monitor payment quantities. The owner received what was in its contract.
3) Evaluated specific water infiltration issues during construction and identified deficiencies to be corrected. Specialized water testing was conducted to isolate components needing supplemental seals.
Project Summary
When The Odyssey was having water infiltration and mold issues associated with the building exterior walls, it asked Mosaic to assist with a project for replacement of building seals.
Mosaic assisted with reviewing building conditions and assessing scopes of work. It compared specific contractor proposals, and vetted contractors to analyze scope and work items included in the bids.
As the owner’s construction consultant, Mosaic worked to obtain all proper materials and warranty submittals for the project, establishing project requirements that resulted in a long-lasting, warrantable repair for the association.
On-site observations were made of the façade repair work to ensure compliance with the project requirements. Unlike some other engineering companies, Mosaic made all its observations from the swing stages on the curtain wall, verifying that the contractor was not able to take shortcuts because the work was high on the building.
Mosaic also conducted water testing to verify the intended function of repairs being made. The services Mosaic provided ultimately gave the owner and board of directors confidence, assurance, and documentation that the project they funded was performed properly and will serve the needs of the community for the long term. Performance over time has confirmed the effectiveness of the approach taken.
