Façade Evaluation for Capital Needs Planning

Scope of Services:           

Visual assessment of the façade systems including one stage drop per elevation.   Evaluation included review of sealants, granite cladding, window framing systems, and the insulated glass units.  Report included projected capital needs to aid in long-term budget planning.

2) Forecasts of future repairs/component deterioration allowed management to properly plan for capital needs over the desired time frame. 

Project Summary

The facility located at 601 Travis was constructed in the late 1970’s and consists of approximately nine levels of enclosed parking topped by six levels of office space. The building’s frame is covered with granite panels and ribbon windows interrupted by the column covers provide vision glazing for each floor.

Significant repairs were completed to the facility in 2009 after Hurricane Ike impacted Houston, causing significant damage to the stone cladding and punched windows. Since that time, no significant maintenance or evaluations had been completed on the façade systems. Mosaic performed an evaluation of the façade systems to gain an understanding of the condition and to help establish a capital plan for future needs.
