Scope of Services:           

Assessment of structural conditions for the building’s garage.  Mosaic identified needed repairs, while also assessing potential sources for water intrusion and chloride deterioration. Design and construction services were provided.

Project Summary

This building is a multi-story commercial development that was constructed in 1992 and has a normally reinforced concrete frame. There is a four-level, below-grade parking garage for the building.

Property management and ownership wanted to determine recommendations for short- and long-term repairs, as deterioration was increasing at the property.

Mosaic reviewed condition documents, gathered engineering data to understand conditions and parameters that affected the deterioration of the garage, and assisted in developing a multi-year plan for implementing the needed repairs that fit the owner’s budget.

Based on these findings, Mosaic’s determined the garage to be in good condition for its age, with a relatively small quantity of immediate repairs required.  However, it was at the age where the more rapid propagation of corrosion would lead to high quantities of deterioration in the upcoming years, so Mosaic developed a long-term plan to protect the structure.  Design and construction services were provided to implement the plan.
